The research was qualitative and was done by interviewing clients and main contractors of eight demanding refurbishment projects. The studied projects were recently finished or they were near the end of the production phase. Problems that arose during construction were investigated and the reasons for those problems were analyzed. In addition, interviewees wereasked how those problems could have been addressed and prevented during the planning phase of the project.
Delays in design and surprises during construction caused the most considerable problems in the production phase of the projects. Reasons behind design delays included insufficient measurement data of the existing building, lack of co-operation between project parties and designers not being present on the site. Most surprises during construction wererelated to poor condition of structures and earthworks. Also logistics and weather covering caused issues in some of the projects.
Instructions on how to consider the production phase during planning were developed based on the results of the interviews. Instructions were developed from three different perspectives: people, process and technology.
